Why a Hellesdon boiler job is rarely a straight swap
The interwar and post-war semis around Middletons Lane and Reepham Road were built gravity-fed: cold tank in the loft, cylinder in the airing cupboard, and a pump that has usually been whining for a couple of winters before anyone rings. Replacing that with a combi is a conversion, not a swap — the tank and cylinder come out, the pipework is reworked, and the airing cupboard comes back

Where the microbore is genuinely past it, replacing the worst runs is quoted separately so you can see what you are paying for
