Why Costessey extensions run cold
Rear extensions are common here and the radiators in them were very often teed off the nearest existing pipe rather than run back to the manifold. It works until the extension is the coldest room in the house, and then no amount of turning the boiler up fixes it — the circuit was never sized to carry another room
The fix is usually a properly sized run back to the boiler, and sometimes a bigger radiator than the original fitter allowed for. That gets measured on the survey by heat loss rather than guessed at, which is the difference between a room that warms up and one that never quite does
Old Costessey is a different job from New
The old village along The Street is solid wall, flint in places, with awkward floor levels and pipework that has been added to for a century. There is no cavity to hide anything in, so pipe either gets chased into solid brick or run on the surface and boxed in. That is a decision worth making together, before anything is lifted, because it changes both the cost and how the room looks afterwards
Down towards the Tud valley there are properties with pipework running through unheated outbuildings and crawl spaces. Those runs are the ones that burst in a hard frost, and lagging them properly is part of the job rather than an afterthought

“Had an emergency leak at my place in Bowthorpe and Archie responded quickly. He replaced the boiler efficiently, explained everything clearly, and got the job done to a high standard. Really impressed with how tidy he left everything afterwards.”
