Working in Mile Cross

It is ten minutes from base, one of the closest parts of the city to us. Emergency cover here is genuinely immediate rather than aspirational.

The housing is largely interwar — laid out in the twenties and thirties along Aylsham Road, Drayton Road and the avenues between them, with Catton Grove running north from it. Solid walls, original layouts, and a mix of ownership since right-to-buy that means two identical houses can be in completely different condition inside.

All of it is on mains gas. Much of it has been through back boilers, then a first replacement, and is now on its second or third — with each generation leaving something behind under the floor.

What goes wrong in Mile Cross

The housing here has its own habits. These are the jobs we get called to most.

Solid walls, no cavity to hide in

Interwar construction here means pipework is chased, boxed or surface-run rather than tucked into a cavity. Rerouting is a bigger job than it looks in a modern house, and worth pricing honestly upfront.

Leftovers from back boilers

Plenty of these houses had a back boiler behind the fireplace. Where it was removed quickly, capped legs and dead circuits are still under the floor, quietly wrecking the balance of the system.

Two identical houses, two different systems

Since right-to-buy, neighbouring properties have taken very different paths. We do not assume what is behind the wall based on the house next door.

Original wastes still in service

A good number of the original waste runs are still doing their job at ninety-odd years old. They work, but they are unforgiving of anything that should not go down them.
