What we get called out to

The faults that make up most of the work, and what usually causes them

It has never been serviced

Common in a house you have just bought. Worth doing before winter rather than finding out in December

The warranty needs it

Nearly every manufacturer voids the warranty if the annual service is missed or late. The report is your evidence it was done

Radiators cold at the bottom

Sludge in the system. A service will find it, though clearing it is a power flush rather than part of the service

Pressure needs topping up

Something is leaking. Better found on a service in September than on a cold morning in January

Noisier than it used to be

Usually scale on the heat exchanger. Caught early it is a clean, left alone it is a new part

Selling or letting the property

A serviced boiler with paperwork answers a question every buyer and every letting agent asks

What does a boiler service include?

The boiler is stripped down as far as the manufacturer requires, cleaned, and put back with the seals it should have. Combustion is checked with a flue gas analyser, the flue and its terminal are checked, and the safety devices are tested rather than assumed

You get a written report at the end — what was checked, what the readings were, and anything that will need attention before next year. That report is what a manufacturer asks for when a warranty claim comes in, so it is worth keeping

If something is wrong, you get told what it is and what it costs before anything is done about it. A service is a service; it does not quietly turn into a repair bill

Who carries out the gas work?

Gas boiler work is carried out by a Gas Safe registered engineer, who certifies it under their own registration number

Oil-fired boilers are serviced in-house, which matters off the mains gas grid — most of mid and north Norfolk. Unvented hot water cylinders are serviced in-house too, under G3

When should I get it serviced?

Late summer or early autumn. The boiler has been idle for months, the fault you have not noticed yet is still a small one, and you are not queuing behind everyone whose heating failed in the first cold week

If the warranty is the reason you are booking, go by the date on the paperwork rather than the season — most manufacturers want it within twelve months of the last one, and a late service can void the cover just as a missed one does
