Working in Sprowston
It is on the far side of the city from our base in Bowthorpe, but the outer ring road makes it a straight run rather than a crawl through the middle. We are out there most weeks, and it is inside the patch we will take a genuine emergency in at night.
The housing splits cleanly by decade, and so do the problems. The older stretches near Old Catton have solid walls, original wastes and the occasional length of lead still in the ground. The estates off Blue Boar Lane and Salhouse Road are almost all on mains gas with combis fitted in the nineties, which means a lot of them are now on their second replacement.
Nearly all of Sprowston is on mains gas, so the off-grid problems that dominate the coast villages barely feature here. What we see instead is volume — the same three or four faults across streets that were all built in the same eighteen months.

Estates that age together
A cul-de-sac finished in 1994 tends to want new boilers within the same few years of each other. If yours has started short-cycling and the neighbours are having the same conversation over the fence, you are not imagining it.
Push-fit under the floor
A great deal of the nineties estate work was plastic push-fit run under chipboard flooring. It is perfectly good pipe, badly treated — a joint that was never fully pushed home can sit there for twenty years and then let go on a cold night.
En-suites added later
A lot of these houses gained an en-suite or a downstairs loo after they were built, often on the longest waste run in the house. Slow drainage upstairs usually traces back to that addition rather than to the fitting you are standing in front of.
New build still under warranty
On the newest estates, a fault is often the builder's to put right rather than yours to pay for. We will tell you when that is the case before doing the work, even though it means we do not do the work.
