Working in Brundall

It is twenty minutes out along the Yarmouth road, close enough that we treat it much like the Norwich suburbs. Genuine emergencies at night are no trouble, and it is one of the few Broads-side villages where that is true.

Most of the village is postwar and later — sixties through nineties family housing with newer building on top, nearly all on mains gas and much of it now on a second or third boiler.

The river end is a different proposition. Marina property, riverside bungalows and moorings bring a high water table, pumped drainage and the seasonal pattern that comes with anything let out on the Broads.

What goes wrong in Brundall

The housing here has its own habits. These are the jobs we get called to most.

Riverside and a high water table

Down by the marinas the ground is wet and drainage is often pumped rather than gravity-fed. A slow drain there is a different fault to a slow drain up the hill, and treating them alike wastes a morning.

Estate boilers ageing together

Whole streets here were built inside a few years. Boilers, cylinders and radiator valves reach the end of their lives in the same handful of seasons.

Push-fit under chipboard

The eighties and nineties housing is full of plastic push-fit run under chipboard flooring. Good pipe, occasionally badly fitted, and a joint never quite pushed home will sit for twenty years before it goes.

Mooring and boatyard services

Water and waste connections at the moorings are their own thing — exposed to weather, used seasonally, and they freeze and split more readily than anything inside the house.

What we do in Brundall

What people say

We had an emergency leak at our rental property on Dereham Road in Norwich and AK Plumbing & Heating responded incredibly quickly. Communication was excellent from start to finish and the issue was diagnosed and repaired efficiently with minimal disruption to the tenants. It is hard to find reliable tradespeople for rental properties, but this was a genuinely stress-free experience.
