Plumber in Wroxham

Wroxham and Hoveton face each other across the Bure, and between them they hold more seasonal property per square mile than anywhere else we work. That shapes almost every job we get called to.

Working in Wroxham

It is a straight twenty-five minutes from base up the Wroxham road, which makes the Broads one of the more reachable parts of our patch despite feeling a world away from Norwich. We are up there regularly, and it is inside the range where we will take a real emergency at night.

The housing splits between permanent homes and river property. The permanent stock is ordinary enough — postwar and later, mostly on mains gas. The river property is anything but: chalets and bungalows built as summer places, extended and insulated over decades, now lived in or let all year on systems never designed for it.

Then there is the letting trade. Between the hire fleets, the lodges and the holiday cottages, a fault here is rarely just a fault — it is a changeover on Saturday with a family arriving at four.

Where we get called

  • Roys and the village centre

What goes wrong in Wroxham

The housing here has its own habits. These are the jobs we get called to most.

Summer buildings used all year

A lot of riverside property started life as a seasonal chalet. Pipework run for June sits in uninsulated voids and under raised timber floors, and the first hard frost of the year finds every one of them.

Low ground and pumped waste

Plenty of river property sits below the level of the main drain and relies on a pump or a treatment plant. When the hot water is fine and the drains are not, that pump is the first thing worth looking at rather than the last.

Changeover day is the real deadline

If a let has guests arriving Saturday, the job is a working bathroom by Friday night. We would rather say plainly whether that is achievable than start it and leave you explaining to people on the doorstep.

Shut up through the winter

A lodge closed in October and opened at Easter wants draining down properly, not left on frost protection and hoped for. It costs an hour in autumn and saves a ceiling in February.
