We are in Cringleford constantly — it is next to the Norfolk and Norwich Hospital and the UEA, and the new estates off Round House Way have brought a lot of young families into the village.
The new-build side runs modern kit: system boilers, unvented cylinders, sometimes underfloor heating downstairs. The older village properties around the Yare are a different job entirely.

Unvented cylinders need annual attention
The pressurised cylinders in these new builds have an expansion vessel and a pressure relief valve that need checking yearly. Skipped, they discharge through the outside tundish — that dripping pipe on your wall is a fault, not a design feature.
Underfloor heating manifolds
Where downstairs is underfloor, the manifold is usually in a cupboard nobody has opened since handover. Actuators stick and loops air-lock. It is a straightforward fix if you know where to look.
New-build snagging that outlives the warranty
Slow-filling baths, a shower that runs cold when a tap opens elsewhere, radiators plumbed in the wrong order. All fixable, and all much easier to argue about while the builder's warranty is still live.
