Plumber in Lakenham
South Norwich runs from Victorian terraces below the city wall out to the postwar estates at Tuckswood, and the two halves fail in completely different ways.

Working in Lakenham
This is fifteen minutes from base and inside the area we work every day, so a genuine emergency at three in the morning is no trouble here.
Lakenham is largely Victorian and Edwardian terrace — City Road, Southwell Road, the streets running down towards the river. Much of it is rented or has been converted, and much of it still carries original waste runs and a surprising amount of imperial pipework.
Tuckswood and Harford are a different era entirely: fifties and sixties estate housing, laid out generously, almost all on mains gas and mostly onto a second or third boiler by now. Between the two sits the Hall Road corridor and its newer building.

What goes wrong in Lakenham
The housing here has its own habits. These are the jobs we get called to most.
Terraced stacks and shared wastes
In the Lakenham terraces the waste from several houses frequently meets in one stack. A blockage two doors down shows up in your kitchen, so it is worth tracing rather than rodding the nearest gully and hoping.
Imperial pipe and mixed materials
Lead to the main, imperial copper under the floor, plastic push-fit where a kitchen was done in 2005. Joining those safely is most of what a leak repair actually involves down here.
Postwar estates with generous layouts
The Tuckswood housing has long pipe runs by the standards of its size. Cold rooms at the far end of a circuit are usually a balancing problem rather than a boiler at fault.
Rented stock and landlord work
A good share of Lakenham is let. Certificates, safe capping and being told plainly what needs doing matter more here than anywhere else in south Norwich.

Went really well, any problems were resolved. Would have them back for future work.
