Working in Sea Palling
It is around forty-five minutes out through the lanes, so we plan work here rather than promising to appear. Same week is normally realistic, and we would rather book it properly than leave you waiting on a maybe.
The village is small and a large share of the property is seasonal — chalets, holiday bungalows, park homes and second homes, with permanent housing threaded between them. Very little of it has mains gas.

Off the gas grid entirely
Heating here is oil, LPG or electric. Tank siting and condition, the fire valve and the fuel line are the first things to look at, and they change what a replacement costs before anyone touches a radiator.
Empty from October to Easter
A chalet left cold all winter is the classic burst on this coast. Drained down properly it is a non-event; left on frost protection with the oil running low it is a ceiling on the floor.
Salt, sand and exposure
Flues, condensate pipes and outside taps corrode and block far faster within sight of the sea. Insulating and clipping condensate properly is the difference between a boiler that runs all winter and one that locks out at the first cold snap.
Private drainage
Much of the property here is on septic tanks or treatment plants rather than mains drainage. When something backs up the cause is often well past the building, and rodding indoors achieves nothing.
