Working in Thorpe St Andrew
It sits on the opposite side of the city from our base at Bowthorpe, but the southern bypass and the ring road make it a straight run rather than a crawl through the middle. We are over there constantly, and it is well inside the range where we will come out at night.
The riverside end along the Yarmouth Road is the oldest part — Victorian and Edwardian villas, a good number long since split into flats, sitting on ground that is barely above the Yare. Behind and above them the housing turns interwar and postwar, and then to the east it becomes Dussindale, built through the nineties, and St Andrew's Park, newer again.
Everything here is on mains gas, so the off-grid problems that dominate the coast do not feature. What we get instead is a very clear pattern by decade — you can usually guess the fault from the road name.

The properties nearest the river sit on a high water table. That produces damp which gets blamed on a leak, and leaks which get written off as damp. Establishing which one you have is most of the work.
Dussindale ageing all at once
The estate went up over a few years in the nineties, so its boilers, cylinders and radiator valves are all reaching the end together. A neighbour replacing theirs is usually a fair warning about yours.
Villas converted into flats
A large Edwardian villa split into three flats generally still runs on the pipework of one house. A cold radiator on the top floor is often a supply problem two floors below rather than a fault where you are standing.
New build still in warranty
At St Andrew's Park and the newer closes, a fault is frequently the builder's to put right rather than yours to pay for. We will say so before doing the work, even though it means we do not do the work.
