What we get called out to
The faults that make up most of the work, and what usually causes them
Radiators cold at the bottom
Sludge. It settles in the bottom of the radiator and the heat never reaches it. A flush or a chemical clean depending on how far gone the system is
Radiators cold at the top
Air, and a simple bleed. If they need bleeding repeatedly, air is getting in somewhere and that is the actual fault
One radiator never gets warm
Usually a seized valve or an actuator that has failed. A cheap part in an awkward place most of the time
The system will not hold pressure
A leak, an expansion vessel that has lost its charge, or a pressure relief valve discharging outside. All three are findable
Banging or gurgling pipes
Air, sludge, or pipework that was never clipped properly under a floor. Noisy is not always urgent but it is always telling you something
Thermostat or controls not working
Smart thermostats that lost their pairing are a weekly job. Often fixed in minutes once you know which box to look at
Is it the boiler or the system?
Usually the system. Cold radiators, pressure loss, noisy pipes and dead controls are all faults away from the boiler, and swapping a boiler will not fix any of them — which is worth knowing before anyone quotes you for one
The diagnosis comes as part of the emergency call-out, so you are not paying separately to find out which it is. If it does turn out to be the boiler, that is a boiler repair and it is priced as one before any work starts
What gets done in-house?
Radiators, valves, pumps, pipework, cylinders, controls, flushing and system leaks — all of it, without a subcontractor involved. This is the bulk of heating work and it is the part that needs no gas registration
Where a fault sits inside a gas boiler, that work is carried out by a Gas Safe registered engineer who certifies it under their own registration number. Unvented hot water cylinders are done in-house under G3
What does it cost to put right?
The emergency call-out is £85 in Norwich, with a travel band added further out and shown to you when you ring. Diagnosis is part of that visit
The repair itself is priced before any work starts. Common parts — valves, actuators, pumps, thermostats — are carried on the van, so most jobs finish on the same visit
