First let coming up

You need the certificate before the tenant moves in, and a copy given to them at the start of the tenancy

Renewal due

Twelve months from the last one. It can be done in the last two months without shortening the next period

Agent asking for the paperwork

Letting agents will not market a property without a current one, and they will chase you rather than the engineer

Just bought a rental

The previous owner’s certificate does not transfer with the property. You need your own

Who carries out and signs the certificate?

The check is carried out and certified by a Gas Safe registered engineer, under their own registration number. That number is what appears on the CP12, so you know exactly whose registration sits behind the document you are relying on

What does a gas safety check cover?

Every gas appliance in the property, the pipework and the flues. Each appliance is checked for gas tightness, correct operation, adequate ventilation and safe flue performance, and anything unsafe is recorded and acted on rather than noted for later

It is an inspection, not a service. A check tells you the appliance is safe today; a service cleans it and keeps the manufacturer warranty valid. Plenty of landlords have both done in the same visit, which saves a second appointment

When does it need renewing?

Every twelve months. You can have it done in the last two months of the current certificate without losing the time left on it, so booking slightly early costs you nothing

A copy goes to the tenant within 28 days of the check, and to a new tenant at the start of the tenancy. Keep them for two years — that is the record that matters if anything is ever questioned
